The best in Sirmione.
The owners Flavio and Valeria are unparalleled in their professionalism, helpfulness, and kindness. We stayed from December 26, 2025, to January 10, 2026, in apartment 42. The apartment was clean and had everything we needed for a great stay. Free Wi-Fi was available. Since we stayed for two weeks, they changed our bed linens and towels halfway through our stay, something no one does in Sirmione. The apartments are perfectly laid out, suitable for everyone, especially families like mine. The residence offers free bicycles, and the quality/price ratio is unbeatable. The best in Sirmione. Close to the spa. Highly recommended, one of the few places I'd always return to. They made us feel right at home. Supermarkets are close to the residence. There's also a lovely, large swimming pool for the summer. Thank you so much.

We also stayed for two weeks in October 2025 at the NUOVE TERME residence in Colombare di Sirmione.
It's very close to the Virgilio spa, allowing us to enjoy a great spa treatment.
The location is always excellent, with excellent services and cleanliness.
It's worth noting that Mr. FLAVIO, the owner, is always available and available for any need.

We arrived for 2 nights and were really satisfied. Spacious, cozy and well-equipped room. The owner of the place is very nice, provided excellent service, answered every question we had and he also allows you to borrow bicycles for free to get around the town (recommended!).

Wonderful apartment complex, furnished with great attention to detail, very clean and beautiful. A very friendly welcome and a nice welcome pack with milk, coffee, water, and biscuits were provided. The free rental bikes and free parking were great. Only 5 minutes from the lake.

The apartment is spotless, clean, spacious, and well-equipped. There are plenty of self-service bikes (included in the hotel price). We are totally satified with this hotel. We used it as a base to visit other cities nearby. The appartment was totally fine. Simple two room appartment with a queen size bed. Each room had air conditioning and it was completely supplied for self-cooking. A Penny is also very close to buy some ingredients. Parking in the blue marked spots with the hotel's ticket is for free.

Best place to stay at Lake Garda. The apartments are very spacious and have everything needed for a perfect holiday. The apartments are clean and comfortable. The owner is so welcoming you will feel like home here. The location is great just a few minutes walk to the lake, restaurants and grocery stores. We have stayed here twice and are hoping our third time will be soon!

Beautiful apartment, extremely spacious, clean.
We had a huge balcony, a kind of courtyard.
Free bikes all the time
The pool was particularly luxurious, the hotel owner brought us paddle boats.
You can buy tickets for attractions on site, they provided us with maps and directions to everywhere we needed.

The hotel is exactly as described, the apartment was very spacious and the garden was also big and private, our dog really enjoyed playing around.
The apartment is equipped with everything that's needed even for a longer stay including AC, fridge, freezer, toaster, microwave and many more.
The manager Flavio is a really kind host who looked out for us from the very beginning and made sure we feel comfortable and at home.
The area around the residence is great with lots of cafes and restaurants, close to the center of Sirmione, but still in a peaceful, quiet area.
Although unfortunately we couldn't stay as long as we planned, but we really enjoyed our time and for sure we will come back!

At reception, everything was explained to us and what the city had to offer. The gentleman was very friendly.
Our apartment was sufficient for us; not very modern, but very clean. We had a double bed and two sofa beds. We were there with two adults and two small children. There were two large, beautiful rooms with an open kitchen. Both rooms had air conditioning.
You can rent bicycles here. Penny is around the corner, as are a restaurant, a pizza shop, a thermal bath, and playgrounds. There's a grill available on site.

The room was nice and fully equipped with everything that we needed. It was big enough for us 2 adults and 2 children. It had a big balcony. Everything was clean and functioning. Nothing was broken or worn out. Flavio, the owner, was very welcoming and helpful. He answered all our questions and gave us great tips about the area. They have many bicycles of different sizes. Apatment has great location near lake and city center.

Flavio is truly super friendly! He immediately attended to every request, question, and concern!
The apartment was very clean, was cleaned once during our ten-day stay, and towels (plenty of which were provided) and bed linen were changed.
There's even a cordless vacuum cleaner in the stairwell that can be used.
We didn't use the bike rental service, as we don't cycle, but we think it's very nice that it's available.
Since the building isn't directly on the main road, we found it quite quiet.
We will definitely book with Flavio again on our next vacation at Lake Garda.

Everyone's cheering and full of joy, and then someone comes along and destroys everything. Why? First of all, everything is clean and well-maintained, everyone is nice and friendly, and the location is good. But I can't confirm that it's quiet. The first trucks drive past the hotel at 6:00 a.m., and there's a public parking lot in front of the property, with numerous cars arriving and departing. The name Terme may also irritate some people. The pool area is very small and uncluttered, the concrete slabs and artificial turf are only somewhat charming to us, and the drain smell, unfortunately, was not at all (could have been due to the storm earlier). The rooms are well-equipped, but the design was probably last modern and chic in 1960. This place is in dire need of renovation! And that brings us to the point: the whole thing wasn't exactly cheap, and for the money, we would have expected something different.

Our stay at Residence Nuove Terme Apartment was simply wonderful. Our host, Flavio, was very friendly and helpful, which made our stay even more enjoyable. The apartments are in an excellent location – just a short walk from the lake. There is also ample parking, making arrival and your stay very convenient.
A major advantage is the proximity to supermarkets like Penny and Migros, which are right next door. This made grocery shopping much easier. We were particularly impressed with the residence's bike rental service, which we used almost daily to cycle to Sirmione. It was a fantastic way to explore the surrounding area!
The apartments themselves were clean and well-equipped, especially the kitchen, which provided everything we needed for cooking. Overall, we felt very comfortable here and would highly recommend Residence Nuove Terme Apartment.

The most wonderful place. Excellent location, close to Sirmione city as well as the lake and yet quiet. Fully equipped appartments, clean and also very comfortable beds. A big, fenced garden, dog friendly. Bikes available at no costs, free parking at the hotel. Highly recommended wineries in the area.

Everything was beautiful. The owner is a wonderful person, efficient, and always available. We had a standard room, fully equipped with everything you need for a stay—toaster, kettle, cutlery—and more. The cleanliness is incredible; I think it's the cleanest place I've ever stayed.
I really appreciated the quiet location, with nearby markets within walking distance. The parking is public, easily accessible without paying thanks to a ticket provided by the residence. What can I say... I hope to return soon!

Really warm and welcoming staff, Flavio is such a cool dude . The rooms are so vastly equipped, we couldn't believe it. There is basically anything you'd wish to have in your own flat, including smart tv with Internet access. There is a possibility to do laundry at the reception, free of charge. Rooms are spacious, maybe not the newest, but certainly very clean and well kept. Pets are free of charge, which is uncommon in Italy. I'd recommend Nuove Terme to any person visiting Garda.

Just got home after 11 days stopping here and already missing it!
The location was perfect for us, the lake is a short walk away theres a shop just over the road and only a couple minutes off main roads for getting around by car (free parking in the neighbouring car park)
Theres a railway station 15 minute drive in each direction which made day trips to Verona and Venice stress free without having to drive into big cities. We did a day trip to Venice 2 of us it was 50 euro return on the train so much cheaper than diving.
The pool was really nice we spent a whole day chilling and swimming but for the best bit was the free bicycles! Heady duty no nonsense town bikes super comfy to ride handy baskets a lock and dynamo lights, the local area and Italy in general seemed very cycle friendly loads of bike racks, cycle paths and when you end up on roads cars actually seem to look out and give room to cyclists!
Also cant emphasize enough hor friendly and helpful the staff are!
I would happily recommend Residence Nuove Terme to friends or family and if we ever visit this part of the world again its definitely where we would stop.

This place is superb. Flavio is a great host - very courteous, polite and hard working. He gave us a great and concise introduction to the area (Penny supermarket for quick purchases, Migross supermarket for big shops, the boat trip around Sirmione peninsula, La Foresta for a decent, good value restaurant). The apartment was spotless and they even provided clean dish cloths and washing up liquid. There was a double sink which was a luxury in a holiday let. Extensive cooking utensils including pots which were of good quality. The air con units in living area and bedroom were strong and silent - first time I’ve had air con on while I slept and it didn’t wake me up. The apartment is well sound proofed from the other guests compared to other places we have stayed. My daughter got a free lollipop every day which she adored. The pool was relatively warm with plenty of beds for everyone. Lido di Lugana is a great beach nearby with pedalos and canoes to rent - we drove, but you could have easily used the bikes that Flavio provides for free. Free parking provided at apartment. There are great bars, restaurants and take away pizza within walking distance. This is a great location for visiting the main towns and attractions of Lake Garda. We will very happily stay here again. Thank you Flavio and staff!!

The apartment is located outside the city center, which we loved. There are also some very nice bikes that all guests can use, making it easy to get into town or to the lake.

5 stars for a 3 star place.
Great location for getting in and out of Sirmione. 3K from Sirmione central which is very busy. Shuttle bus can take you from near residence to Sirmione or you can take a bike provided free by hotel.
Ultimately its a simple 3 star place. But is extremely clean and with good level of equipment available in the room. WiFi was reliable and decent speed.
Rooms were spacious. We used them all including the double sofa bed which was comfortable enough.
Pool is fairly small, but the family enjoyed it as did other families. It is also clean.
Flavio the manager was extremely helpful. Giving advice on how to get around including day trips out.
Overall, I would definitely stay here again. On reflection, staying out of Sirmione Central was better for us as it was fairly simple to get in when you want. And Colombare part is much better for getting in and out of Sirmione to see other places. Flavio is brilliant

We stayed here when we visited Sirmione and it is perfect!
It has a pool, seating area, pizza oven and is a two minute walk from the supermarket.
Flavio is so helpful and gave us a map with some recommendations. They also leave milk, water, biscuits, coffee/tea in your room. The room has a kettle, toaster, coffee machine, microwave oven, hob and dishwasher.
The rooms are clean and the balcony is very long!
It is about a half an hour walk down to the castle but it's such a lovely walk. There is also a bus which takes you down to the castle.
Would definitely recommend and really enjoyed our stay!

This hotel is great. The owner who I met - Flavio was so so kind and helpful. He recommended restaurants and helped us with deciding what to do with our days. The free bikes were such a good addition and we used them to cycle to Pescheria del Garda. They were very good quality bikes. I highly recommended the garden rooms, the gardens are huge and we spent our afternoons sunbathing in the garden and going for dips in the pool. The room was clean and very well equipped. The kitchen was fully equipped for any cooking wanting to be done. Great value for money and I will 100% be back. Great location and nice restaurants and supermarkets within walking distance.

We were a family with 3 children and stayed for 6 nights.
The location is excellent - next to a supermarket, a short walk to the lakeside and restaurants. Not far from the old town.
The rooms are large and equipped with everything you need - refrigerator, dishwasher, microwave, electric kettle, toaster, coffee maker, stove, pots and pans, plates and bowls, cutlery, and even storage boxes.
There are free bikes to borrow at any time, but the bikes are very basic and not the most well-maintained.
Free parking next to the place.
The owner of the place is very nice and happy to help with anything. You can also purchase discounted tickets to attractions from him.

The spacious apartment was equipped with every comfort (air conditioning, a refrigerator with fresh water available for guests, a coffee machine with pods included, milk and cookies, and a dishwasher!)
The well-kept garden is fenced in and features tables for outdoor dining, and loungers for relaxing (it offers plenty of privacy, which was very convenient for us, as we had a dog).

We received a warm welcome, and the owner speaks perfect English.
The kitchen is superbly equipped, with a toaster and kettle, and everything works (even a dishwasher)!
We were also provided with more than enough towels.

We found it by chance and chose it immediately given the excellent reviews, which I agree with. The apartments are extremely functional, well-equipped, clean, and comfortable.
Two TVs, two air conditioners, a dishwasher, a microwave, and various very useful small appliances. The owners are thoughtful and thoughtful enough to provide amenity kits and a basic supply of food and water; they even provide a vacuum cleaner for all guests.
We were happy with the apartment, which was comfortable for a family of five. The double bed had a very good mattress, although the single bed didn't. The sofa bed was very practical!
The spacious terrace has a drying rack, loungers, and plenty of chairs and tables.
The common areas are livable, including a BBQ area. The pool is not huge, but it's deep.
The owners deserve special praise for their helpfulness.
The area is well-served, and the lake is very close. We'll be back.

The location of the hotel is excellent. Free parking. Supermarket near the hotel within a minute walk. Great pool, spacious and clean apartment with all the equipment needed for cooking in the kitchen.

There is a washing machine and it is possible to borrow a bicycle for free.
Within walking distance are restaurants and cafes so there is no need to travel by car to have dinner / lunch.

For my partner and I, it was our first experience at this property.
A real quick getaway for a return to beautiful Sirmione after 16 years since our last stay.
The residence is beautifully presented, and Mr. Flavio (the owner) was incredibly kind and attentive, making sure we had everything we needed and providing us with all the information we needed to get around the residence without any problems.
The apartment assigned to us was very spacious and impeccably clean.
And as if that weren't enough, the price (very fair in our opinion) included many additional services, such as free WiFi, two DVB-T TVs, air conditioning, use of the swimming pool, free bicycle rental, and even free parking.
Breakfast is not included, but we were provided with many small, welcome gifts in our room, such as:
1 can of whole milk, 1 can of water, biscuits and coffee pods for the coffee machine.
It was an excellent experience that we recommend to anyone planning to visit Sirmione.
Did I mention that it's practically next to the Terme di Sirmione spa and is about 3 km from the historic village and Sirmione Castle?

A wonderfully warm and welcoming reception. The apartment was very clean, and attention was paid to even the smallest details. Of course, there are a few things here and there that could be newer or better, but for the price, it's acceptable. The pool is usable, though not particularly comfortable. It's a bit away from the hustle and bustle, which might be intentional.

We truly had a wonderful experience at this property, clean and equipped with many comforts, located in a quiet area of Sirmione. We had a small two-room apartment: a bedroom with a double bed, sofa, and TV, and a small living room/kitchen with a sofa, TV, stove, large refrigerator, pots and pans, dishes, a dishwasher, and an espresso machine. Of course, there's also a bathroom with a shower. The property features an outdoor pool and is located literally steps from the entrance to the Terme Virgilio spa, in a lush green area. Guests can also use one of the many bikes available for exploring the surrounding area, for example, to the historic center of Sirmione, which is about 3 km away. If you prefer, you can use the municipal shuttle bus, which stops about 300 meters from the property. You can park your car in the municipal parking lot in front of the property with a pass provided by Mr. Flavio, who is extremely courteous and always available to accommodate guests' needs. In short...if you like the idea of a residence and need to go to Sirmione for spa treatments or even just to spend a few days relaxing...don't miss it!

The price is reasonable for the summer holidays. Free access to bicycles; you can reach the town of Sirmione in 15 minutes and Lake Garda is about a 7-minute walk. Feeling at home even on vacation. Comfortable, well-equipped, and super clean apartments. It's located in a very quiet area of Sirmione, right next to the Virgilio thermal baths. We've been coming to this residence for many years now, and each year we find it better than the last. The entire staff is courteous and helpful, especially the owner and his wife (Flavio and Valeria), who are always available to chat or offer advice on nearby attractions. It's now like a second home to us, where we happily return every summer.

Our stay at Residence Nuove Terme was fantastic. My girlfriend and I felt right at home, welcomed by Flavio, the property manager, who was friendly and helpful. On a few occasions when we had any issues (bike lights not working, a broken mosquito net, and a request for a pool mat), Flavio was immediately available to resolve the issues promptly. The residence is about a 15-minute bike ride (free rental available on site) from the center of Sirmione, has an outdoor pool open from 9:30 am to 7:00 pm, and is a one-minute bike ride from Penny Market. The apartment was comfortable, welcoming, tidy, and clean. Our stay, which lasted just three nights and four days over the Ferragosto long weekend, is one to remember and highly recommended.

This residence comprises 16 well-furnished apartments of varying sizes, where I spent a pleasant weekend with my family. The manager, Flavio, is very competent, courteous, helpful, and friendly. The ground-floor apartment I was assigned with a garden was fully equipped. The bicycles, included in the price, were very nice and helpful, allowing us to explore Sirmione comfortably without the stress of finding parking. The property also has a swimming pool and a large public parking lot, for which a free pass is provided. Pets are welcome. A convenient Penny Market is located 50 meters from the property.

The apartment was clean and had everything we needed for cooking and setting the table properly. I stayed there for one night with my husband and our three children. The owner welcomed us all with great warmth, demonstrating his expertise in welcoming a family. Breakfast wasn't included, but we found milk, cookies, and herbal teas. Every time we stopped by the reception, Flavio offered us coffee and provided us with very useful information for our stay. The residence is located in a quiet area and close to a playground, supermarket, and an excellent restaurant.

On April 2014 our family spent a week at the Residence Nuove Terme in Sirmione.
The apartments were very convenient, spacious, with balconies and home-feel to it. The location is good: right beside a Penny supermarket, in a lovely quite area of Sirmione, with pleasant walking streets decorated with fountains, and many restaurants and stores around. In order to reach the old-city, though, you do need a car (there’s a bus stop right beside the hotel). But I find it better than to be in the more crowded area just beside the old city. Finally, the owner of the hotel - Flavio - is a very helpful and likeable guy, always happy to attend to any request, guide and recommend suitable attractions, suggest a restaurant or make a reservation, with a constant smile on his face. If this is a 3-star hotel, then Flavio is star number four ;)
We had a very good time, and I certainly recommend the place.
